Freind is looking for a house/someting to rent , her son has a scholarship at Suneshine Coast Gammer School.

She wants someting close enough.

She owns her own place at Esk, just wants a long term lease so her son can attend school.

SWMBOs kids (30s) are renting up the Coast. I don't know of a particular property but they don't seem to have found any difficulty in getting places - on their second property in 5 years.
I'll find out their agent if you like as they seem quite happy with the service.

Rentals are about the same as their middle range suburb Brisbane equivalents. They were paying about $310 for a 3br lowset in an average estate but gone a bit upmarket in their latest move due to new grandchildren popping out on occasion . 4br ensuites go for around $350 up AFAIK.
